Can I Raise The Rent If I Find Several People That Are Interested In ...

Q: Two different people with eligibility would love to rent my place. Can I ask them to beat the price that I have originally asked for..and whoever is willing to pay a higher rent,take the place?Thanks.

A: Dear Shery, The best thing to do is to work with a Realtor to find out what the going rate is for rentals in your neighborhood and to assist you in leasing your home. Most neighborhoods in Santa Monica are rent control districts, so there will be a legal limit for the amount you will be able to charge.If you have current rental statistics,you will know what to fairly charge in rent. Normally, it?s not only price that helps a landlord make a decision on a tenant. Many other factors come into play. Please also look online at the California landlord and tenant laws. You have many legal responsibilities to your tenants that you might not have realized.
